What we see in Parker homes
Parker is a mix. The Pinery and the older neighborhoods off Parker Road date to the 1970s and 80s, with original wood or aluminum windows — often painted shut, often rotted at the bottom rail. Stonegate, Canterberry and Stroh Ranch are 1990s–2000s production homes with vinyl that has fogged and warped. Pradera, Timbers and the acreage properties east of town are large custom homes with big picture windows and patio doors that need a crew that can handle a four-person lift.

Working in Parker
Parker and unincorporated Douglas County both require permits for structural and egress changes; we pull them. Most neighborhoods have HOA exterior-color rules, and we supply the paperwork. Drive time from Franktown is ten to fifteen minutes. If something needs a second look after the install, we're close.
Parker questions
My Pinery house has the original wood windows. Insert or full-frame?
Almost always full-frame. Forty-year-old wood frames are usually rotted at the sill even when the paint looks fine, and an insert would trap that. We take it to the rough opening, repair the framing, flash it properly, and set the new unit.
Can we stay in the house during a whole-house project?
Yes — most of our clients do. We work one room or one elevation at a time, every opening is closed and sealed before we leave for the day, and the site is vacuumed nightly.
Can you match the black or bronze frames the newer homes have?
Yes. Marvin, Milgard and the door lines we carry all offer dark exterior finishes. On a whole-house job we spec windows and doors from the same line so frames, colors and hardware match.
