Highlands Ranch was built in waves, and each wave has its own window problem. The 1980s and 90s homes in Northridge and Eastridge have aluminum sliders and early vinyl that leak air and sweat in winter. The 2000s homes in Southridge and Westridge have builder-grade vinyl with failed seals. Backcountry and the custom lots along the ridge have larger clad-wood units that want a proper full-frame replacement.

Do I need HRCA approval to replace windows?
If you're changing the frame color or style, yes — submit an improvement request. Like-for-like white-to-white is often exempt, but check your sub-association too. We hand you everything the form asks for.
Can I switch from white to black frames?
Usually, with approval. Dark exteriors are common now and most HOAs allow them; on a vinyl house we steer you to fiberglass for dark colors because vinyl in full sun doesn't hold up.
What does a window cost on a typical Highlands Ranch home?
